<p>You make more money the faster you sell your properties.  Each week you hold on to that deal means more holding costs which eat into your profits.</p>
<p>It is therefore important to identify potential buyers for your houses.   When wholesaling houses, you probably flip your houses to other real estate investors.</p>
<p>1)     Build a list of buyers<br />
This is a critical requirement for selling your houses fast.  A buyers list is a list of buyers who buy properties where you buy and sell properties.</p>
<p>When selling houses to end users, this is a list of people looking to buy houses on retail or terms who meet the criteria of your houses.</p>
<p>As a wholesale house flipper, you build a list of real estate investors who buy houses, rent them out, or sell them for a profit.</p>
<p>A real estate investing website is crucial to meet this need.   The website must allow you to collect name and email of potential buyers before they get access to house details.</p>
<p>The real estate investor web site must have integrated squeeze pages that collect their contact information before they can access your houses for sale.</p>
<p>You then send potential buyers to your real estate investor website or squeeze page.    As soon as you get a new property for sale, you send it out to your buyers list and hopefully get a quick sale.</p>
<p>2)    Local REI meetings<br />
These are essential because you meet real estate investors that buy and sell properties in your market.  Always request for their business cards and request to add them to your buyers list.</p>
<p>3)     Foreclosure sales<br />
Most foreclosure auctions are attended by real estate investors, usually hundreds of them.   Even though  you may not buy from these auctions, you can make important contacts who can be potential buyers for your properties.</p>
<p>4)    Newspapers<br />
Whenever I have new houses, I put an ad on the local newspapers especially weekend classifieds.   I give them my real estate investor website address rather instead of a phone number.  They must give me name and email before they can view property details.</p>
<p>5)     Internet sources<br />
There are many online sources especially listing websites.   Craigslist is a very popular choice.   Whenever you run an ad online, the aim is to send them to your real estate investing website where they can view house details and join your buyers list.</p>
<p>6)     Web 2.0 websites<br />
Facebook and other social networking websites are a fantastic way to reach hundreds or thousands of other real estate investors.   Sharing your houses with your friends on these media is likely to get you a buyer fast.</p>

It has beaches, luxury accommodation, and a lot of Thailand’s unique culture all in one place. It’s also in easy reach of Bangkok airport, so you don’t have to do a lot of travel when you arrive, just relax and enjoy the place. All you need is a plane ticket, some <a href="http://www.insure4less.com.au/" target="_blank">travel insurance</a>, and your luggage. You can be in your own paradise, soaking up the dazzling Thai scenery, in an hour or so.</p>

The Thailand Tourist Authority is practically right on the beach, near a huge 18 metre statue of Buddha on Big Buddha Hill.</p>

It was conceptualized by the Kaseam Kasemkiatsakul, the president of Thai Fine Arts, Handicraft and Culture Company Ltd. <p>Mini Siam had been started to research the project in 1985, and had been constructed in 1986 with more 29 Rais which separated to be Mini Siam, and Mini Europe. These miniatures are at the scale of 1 to 25. Located at kilometer. 143 on Sukhumvit Road of Pattaya.<br />

Mini Siam is a re-creation in miniature of many of Thailand&#8217;s major tourist attractions, as well as reconstructions of a few structures from the past. Here you&#8217;ll find copies of the Temple of the Emerald Buddha from Bangkok, the ancient Khmer temple of Phimai in Nakorn Ratchisima province, and even Bangkok&#8217;s Don Muang International Airport.</p>
<p>Upon entering Mini Siam, and before you get to the Thai portion, there&#8217;s also a front garden filled with miniature recreations of many notable monuments from around the world, such as the Eiffel Tower, Statue of Liberty and Abu Simbel. Of course, there&#8217;s also some souvenir shops as well as a few side-show games.</p>
<p>To see everything in Mini Siam, you need about 2 hours. Drinks and snacks as well as souvenirs are sold at some shops inside the compounds. There is also a restaurant. It must be quit impressive to visit Mini Siam after dark, when all the miniatures are illuminated. But this is also the time when most tour buses unload plenty of sightseeing hungry tourists. If you like to enjoy all the beauties leisurely you may be better off in daytime.</p>

<p>The Barbecues originated in pig-pickin&#8217;s, feasts that were common in the Southern United States prior to the Civil War. Whole pigs were cooked and eaten by the crowd. The Smoking was used as far as 6000 years ago in order to make meats safe to eat and store. The meat was exposed to smoke and low heat in order to prevent bacteria and enzymes from growing.<br />

In Australia, a barbecue is commonly referred to as a barbie. The famous statement “I&#8217;ll slip an extra shrimp on the barbie for you,” which appeared in Australian tourism advertisements, is often used to refer to the country. Barbecuing is cooking at temperatures around the boiling point of water for a longer time period, in order to make the meat tender while preserving its natural juices. Today, the method most commonly used is in fact broiling: cooking at 475-700*F in much less time.</p>
<p>For an easy way to check how much propane you have left, bring your bathroom scale outside and weigh the gas tank. According to the Barbecue Industry Association, half of all marshmallows eaten in the U.S. have been toasted over a grill. To add a smokey flavour to your gas &#8211; grill &#8211; cooked foods or foods cooked inside the house, use liquid smoke. A condensation of actual smoke, this product can be easily added to your barbecue marinade or sauce.</p>
<p>The origin of the word barbecue is unclear. Some believe it came from the American-Indian word barbacoa for a wood on which foods were cooked. Others say it came from the french words &#8220;de barbe à queue,&#8221; meaning whiskers to tail. Kansas City, Missouri and Lexington, North Carolina both claim to be the barbecue capitals of the world.</p>

<p>Memphis, meanwhile, stakes a claim to being the pork barbecue capital. Brisket, the extremely hard cut of meat taken from a cow&#8217;s chest, takes one to two hours per pound to barbecue. That&#8217;s an average 12 hours on the grill for a basic 8-pound piece. Anyway, just choose your own raw food for your BBQ and have a good time as well.</p>

			<content:encoded><![CDATA[<p>Songkran is a Thai traditional New Year which starts on April 13 every year and lasts for 3 days. Songkran festival on April 13 is Maha Songkran Day or the day to mark the end of the old year, April 14 is Wan Nao which is the day after and April 15 is Wan Thaloeng Sok which the New Year begins. At this time, people from the rural areas who are working in the city usually return home to celebrate the festival. Thus, when the time come, Bangkok temporarily turns into a deserted city.</p>

<p>Songkran is a Thai word which means &#8220;move&#8221; or &#8220;change place&#8221; as it is the day when the sun changes its position in the zodiac. It is also known as the &#8220;Water Festival&#8221; as people believe that water will wash away bad luck.</p>

<p>The Songkran tradition is recognized as a valuable custom for the Thai community, society and religions. The value for family is to provide the opportunity for family members to gather in order to express their respects to the elders by pouring scented water onto the hands of their parents and grandparents and to present them gifts including making merits to dedicate the result to their ancestors. The elders in return wish the youngsters good luck and prosperity.</p>
<p><strong>Wan Lai Festival</strong><br />
People of old were wise enough to initiate the Songkran festival to cool themselves off from the heat and celebrate it as the Thai New Year. In the central region, the festival is usually held on the 13th, l4th and 15th of April while in the East there is a difference as the water throwing activities commence on the l6th or 17th, 18th or 19th known as &#8220;Wan Lai&#8221; (Flowing Day).</p>
