1)     Build a list of buyers
This is a critical requirement for selling your houses fast.  A buyers list is a list of buyers who buy properties where you buy and sell properties.

When selling houses to end users, this is a list of people looking to buy houses on retail or terms who meet the criteria of your houses.

As a wholesale house flipper, you build a list of real estate investors who buy houses, rent them out, or sell them for a profit.

A real estate investing website is crucial to meet this need.   The website must allow you to collect name and email of potential buyers before they get access to house details.

The real estate investor web site must have integrated squeeze pages that collect their contact information before they can access your houses for sale.

You then send potential buyers to your real estate investor website or squeeze page.    As soon as you get a new property for sale, you send it out to your buyers list and hopefully get a quick sale.

2)    Local REI meetings
These are essential because you meet real estate investors that buy and sell properties in your market.  Always request for their business cards and request to add them to your buyers list.

3)     Foreclosure sales
Most foreclosure auctions are attended by real estate investors, usually hundreds of them.   Even though  you may not buy from these auctions, you can make important contacts who can be potential buyers for your properties.

4)    Newspapers
Whenever I have new houses, I put an ad on the local newspapers especially weekend classifieds.   I give them my real estate investor website address rather instead of a phone number.  They must give me name and email before they can view property details.

5)     Internet sources
There are many online sources especially listing websites.   Craigslist is a very popular choice.   Whenever you run an ad online, the aim is to send them to your real estate investing website where they can view house details and join your buyers list.

6)     Web 2.0 websites
Facebook and other social networking websites are a fantastic way to reach hundreds or thousands of other real estate investors.   Sharing your houses with your friends on these media is likely to get you a buyer fast.

ATVs originally came as both 3-wheelers and 4-wheelers. It did not take long, though, for the industry and the public to realize the risk of the 3-wheeler. With no true center of gravity, the 3-wheeler was an accident waiting to happen. It was widely assumed that once ATV companies permanently removed the 3-wheeler from the market, accidents would sharply decrease. While there has been a decrease in the number of deaths and injuries due to 4-wheel ATVs, enough have happened that the vehicle’s safety is still a legitimate concern within the industry. For example, the U.S. Consumer Product Safety Commission (CPSC) revealed that in 2004 alone, there were an estimated 136,000 serious injuries in the United States that were directly related to ATVs. The preceding year, 2003, saw 740 people lose their lives due to ATV accidents.

The troubling aspect of this rather high number of deaths and injuries attributed to ATVs is that the industry and the CPSC recently agreed on a series of action plans designed to improve ATV safety. These action plans represent an agreement between the ATV industry and the CPSC to crack down on several issues that affect the safety level of ATVs. Some of the things that are now required of companies that sell ATVs are the labeling and safe marketing of ATVs. In addition, the CPSC has been given more say as to what ages may ride certain types of ATVs. The problem, however, is that a large number of companies that manufacture and distribute ATVs are based in Asia and Italy. Because of their international status, they are not required to abide by the laws of the CPSC. In other words, many of the companies that are making ATVs are exempt of any oversight by the U.S. government.

Due to the CPSC’s inability to control the safety guidelines concerning the ATV industry, focus has now shifted to state control over the age of riders. Many states have recently enacted legislation that specifically governs the usage of ATVs on state-run land. Some of the factors that states deal with are the ages of riders and the type of engines they use. Several states mandate that the use of machines greater than 90cc by riders under the age of 16 is strictly prohibited.
Those who criticize these blanket policies concerning riders’ ages claim that these rules do not adequately address the issue. For example, critics claim that many early teen males are bigger and sometimes stronger than fully-grown adult females. To protect themselves from this line of thinking, some states are simply prohibiting any minors (those under the age of 16) from driving ATVs. Advocates of ATVs, however, argue that training riders at an earlier age only stands to improve safety. They argue that children exposed to ATVs at an early age will gradually gain the expertise necessary to be safe drivers of ATVs when they reach adulthood.

In 1988, the All-terrain Vehicle Safety Institute (ASI) was formed. This organization seeks to address ATV safety issues by providing training and education for ATV riders. Most states now require that new users of ATVs undergo this type of training. This is one more in a series of attempts by the industry and the CPSC to improve the safety of ATVs. The need to do provide instruction in ATV riding and driving increases as the sport’s popularity continues to grow.

The Composition and the Room: This is a great place to start. There are certain types of compositions that are best fitted to certain rooms. For example, when I think of the kitchen I think of fruits and vegetables, chefs, wine bottles, etc. When I think of the bedroom I think passion, softness and perhaps botanical, like a large rose picture. When I consider the bathroom I might visualize images that portray a clean, fresh, good smelling idea. Yes, it is ideal when the images we choose help the mood of the room. Another consideration with composition involves the application of more than one image in an area. When several pictures carry a common theme a very different feel is given to the room.

Color: Color considerations include the walls, furniture, carpeting, window treatments or draperies, trim molding and other room enhancements. The colors in a room should complement one another. An art piece with a well balanced array of color can tie a room together. If a room is empty I like to choose the art first and then the furniture. Usually, people do the reverse, however, choosing the art first makes sense when you think about it. To illustrate, how often does someone walk into a room and say, “That ottoman is majestic! It just takes my breath away!” However, that can happen with a well chosen piece of art. Often, art will be the show piece of a room. So, rather than let the furnishings dictate what your art will look like, allow the art to dictate what kind of furniture you’ll choose.

Space: This aspect can be tricky. Say, for example, you have a space above your stove that is a foot and a half tall by four feet wide. It could be hard to find one image to fill this space. However, you could use three images of a similar genre. I might choose three 8 x 10 sized images of grapes placed vertically. Another challenging space might be a very large sized wall or a room with a vaulted ceiling. A grouping of images often does the trick in both of these situations. I have also seen very large prints, 4 x 8 feet tall and larger, put to good effect. Art this large is proportionately more expensive, of course. Another option is to use a single image broken up into several gallery wrapped canvases spaced apart to cover a large area.

Genre and Personal Preference: Perhaps there is an art piece that you are particularly fond of but it clashes with the style and architecture of your home, or maybe it just doesn’t match the color scheme of the room you want to put it in. I have seen people change wall colors and room accents to accommodate art.

At the end of the day, I guess the real question when it comes to art is, does the art I chose put a smile on my face and on the faces of those who live here? If we can say yes, then everything else is just a rough frame work when it comes to choosing art.
